Announcement- Discretionary Disaster - CA Flooding

Due to the Winter Storms and Flooding in many parts of California, PHH Mortgage will be requiring additional documentation for properties located in FEMA Emergency Declaration EM-3591-CA designated counties. At the time of publication, there are a total of 41 designated counties, listed below, but this population may change if additional counties are designated by this Emergency Declaration.

For Properties located in an impacted county and in a flood zone requiring flood insurance (Flood Zone A or V), PHH will require the lender to document the file according to our current Disaster Alerts Policy and Procedure. The current procedure can be found in the Resources section of the PHH Mortgage Correspondent Lending Website, under Tools.

For Properties located in an impacted county, but not requiring flood insurance, a Lender Certification with time-stamped photos, or a Borrower signed Certificate of No Damage will be required.

Required documentation must be provided prior to loan purchase and all obtained certifications, inspections and photos must be within 12* calendar days of purchase.  Additional documentation, including a property inspection, may be required depending on data provided. Documentation requirements may change if the FEMA disaster is escalated at a later date.
