PHH Mortgage will be closed on Thursday, December 25, 2025, and Thursday, January 1, 2026, in observance of the Christmas and New Year’s holidays. We will be open on Wednesday, December 24th and Wednesday, December 31st. 

On December 24th and December 31st., live bulk bids will be accepted until 2:00 PM ET (due to early market closure), and Best Efforts and Non-Agency locks will be available until 9:00 PM ET via TPO Connect.
